Texas REALTORS® is one of the largest REALTOR® associations in the country. Its website isn't a listings site at all — it's a member platform, and almost everything that makes it hard sits behind the scenes in member data.

Texas REALTORS® represents more than 146,000 members statewide. The association's site is where members find forms, education, research, the magazine, committees, awards and their own profile in the Find a REALTOR® directory. It was running on WordPress, with the content and member tooling spread across systems that had grown over years.

We migrated it to TaliCMS with a Nuxt front end. Member and office records sync from NAR's M1 Gateway and TREC licence data, so the public directory is right because nobody maintains it by hand. Members sign in through Auth0 with their existing NAR login — no new password. The content migration covered pages, news, the magazine archive, research reports, the forms library and a redirect map so the old URLs kept working.

A statewide association doesn't run an MLS, and there is no property search on this site. A vendor who assumes every association site needs one hasn't worked with one.

The Work

A directory that's right because it isn't maintained by hand

146,014 members and 35,951 offices sync from NAR's national gateway. The Find a REALTOR® directory filters by location, licence number, languages, designations and specialties, and reflects actual membership.

Search that reads inside the documents

The forms library and research archive are searchable by what's in the files, not just their filenames.

Education, research and the magazine

Course catalogue, research reports and editions, magazine issues and articles, press releases, committees and awards — each a proper content type staff manage themselves.

Member sign-in with no new password

Auth0 connected to NAR sign-in, so members use the credentials they already have and gated content stays gated.

The migration nobody sees

Pages, news, magazine and research moved from WordPress with a full URL map and redirect rules, plus regional information with an interactive map and partner and affiliate listings rebuilt as structured content.

Results

NAR's member data is a bulk extract, not an API — quoted pipe-delimited files with embedded pipes and newlines inside quoted values. It needed a quote-aware parser built from scratch and real handling for malformed records. The result is a full import of 146,014 members and 35,951 offices in under fifteen minutes, and an incremental re-run in about a minute because unchanged records are skipped.

For members, the result is simpler: a faster site, a directory that's correct, forms and research they can actually search, and a login they already had.
